This $12 Million Utah Retreat Was Designed to Almost Disappear

Moccasin Flats started with a simple idea—build three houses in Southern Utah that feel more like part of the desert than something dropped onto it. The Washington County development, from Hidden Rock and the architecture firm Woods + Dangaran, was designed around large parcels, dramatic terrain, and a relatively light touch on the landscape. Robb Report first covered the project in 2023, when the three homes were still in development.

The first of those houses is now complete. Set on 15 acres just outside Zion National Park, the home is made up of five distinct volumes that follow the contours of the site. Glass sky bridges connect the boxy pavilions, while inward-facing courtyards bring light into the house. “We wanted the home to feel like an extension of the terrain,” says Anish Bhatia, founding partner of Hidden Rock.

The house sits below a 1,200-foot mesa, with a nearly windowless facade facing the road and floor-to-ceiling glass on the back side. From the front, the low-slung forms blend into the rocky surroundings, while glass walls pull the desert into view from the living spaces. The interiors continue with the same earthy feel, with hand-applied plaster walls, dark stone, and warm wood tones, including rift-sawn white oak. The main living space is anchored by a 12,000-pound stone fireplace created from locally sourced rock, while the kitchen is outfitted with Ermosa countertops and Gaggenau appliances. There’s also a private office, gym, eight-person Finnish sauna, and media room.

The house is being offered fully furnished. Designer Erika Montes dubbed the design direction “cashmere cowboy,” bringing together mohair, oak, walnut, travertine, suede, and shearling. Everything was custom made for the house, according to Dallin Jolley, Hidden Rock’s other founding partner.

A 50-foot pool and integrated spa sit just beyond the house, surrounded by lounge areas and an outdoor kitchen. A detached two-bedroom, two-bath guest residence has its own kitchen, living areas, laundry, and outdoor spaces.

Privacy was a key element in the original premise. There are no neighboring houses in sight, and Bureau of Land Management land borders two sides of the property, helping preserve the open desert views. The house is also near St. George, a fast-growing city that’s drawing affluent buyers from Phoenix, Los Angeles, Denver, Las Vegas, and Salt Lake City.

For Bhatia, the appeal comes back to the setting. “The scale of the mesas, the changing light, the quiet,” he says, are what make Southern Utah compelling. The Moccasin Flats residence is asking $12 million, with Andrea Lier of Sotheby’s International Realty as the listing agent.
