The line between inside and outside is pretty much nonexistent at this Miami Beach house. Walls of glass glide open to expose the main living spaces onto a large terrace, where an infinity pool stretches toward Biscayne Bay and a private dock. Upstairs, the bedrooms have the same wide-open views of the water.
The house in the Hibiscus Island enclave was designed by Miami architect Kobi Karp, who has spent much of his career shaping high-end residential projects across South Florida. His work includes the Palazzo Del Sol tower on Fisher Island and the Indian Creek Residences and Yacht Club, along with numerous multimillion-dollar homes and developments throughout the region.

The house has an interesting backstory. The 0.4-acre lot on North Hibiscus Drive changed hands twice in 2022, according to The Real Deal. Miami investor Laurent Groll and partners Nelson Gonzalez and Alfredo Xiques first bought it for $10.7 million, with plans to build a spec house using designs by Karp that had originally been commissioned by Artefacto founder Paulo Bacchi. About a month later, records show they sold the property for $14 million to an LLC registered to Austrian businesswoman Nicola Januschke-Bleicher, who went ahead with Karp’s design. Karp worked alongside the European design firm AED Planung on the interiors and overall look, keeping things clean, modern, and understated so the setting could do most of the work.

The main floor is essentially one large open space, with the kitchen, dining area, and living room arranged around a contemporary palette of pale stone floors, white walls, and dark wood cabinetry. Outside, the pool and spa sit directly in front of the bay, with a sunken lounge, covered dining area, and summer kitchen nearby. A rooftop terrace offers views toward the Miami skyline, while the property has 90 feet of bulkheaded waterfront and a dock equipped with lifts for multiple boats.

There are six bedrooms and seven-and-a-half bathrooms across almost 7,900 square feet, along with a movie room, gym, elevator, wine storage, whole-home automation, and a generator. A separate guest house rounds out the tropically landscaped property.
Guard-gated Hibiscus Island offers residents tennis and basketball courts and a children’s playground. The property is now asking $42 million, with Julian Johnston of ONE Sotheby’s International Realty and Marc Tetzner of Intereal Properties representing the sale.
