The founders of the Black Rock Coffee Bar chain, which began in Beaverton, Oregon, and has since expanded to more than 200 locations across seven states, know a thing or two about perking people up. Their sprawling equestrian estate in Bend offers a different kind of pick-me-up, with a 7,643-square-foot main home, a caretaker’s cottage, and an equestrian facility with both indoor and outdoor arenas, all with sweeping views of the Cascade mountains.
The 40-acre estate is coming to market on November 6 for $10.9 million with Grant Ludwick of The Agency.

The main residence was taken down to the studs back in 2013 and redone by Norman Building & Design, with more than $1.4 million invested in recent updates. At its heart is the soaring great room, anchored by a Montana Moss stone fireplace and surrounded by walls of glass that frame views of a lake that’s on the property and the mountains beyond. The farmhouse kitchen pairs refined white cabinetry with a natural-wood island and a centerpiece brick hood over the range. There’s also a chic laundry room with herringbone tile flooring and an ample office.

The primary suite—one of four bedrooms—includes a fireplace, a bathroom with a steam shower, and a secluded deck with a six-person hot tub. The lower level, meanwhile, has been outfitted with a theater, wine cellar, gym, game room, and wet bar.

Equestrian facilities include a horse barn and an indoor riding arena.

The barn has four finished horse stalls, which can be expanded into eight, plus an upstairs entertaining space. The indoor arena is surrounded by glass to maximize light and views, while the outdoor arena is fully fenced. The equestrian setup also includes 12 individual paddocks and a 50-ton hay barn. Horse boarding and hay production currently bring in some $125,000 a year, giving the property an income-producing dimension, as well. A three-bedroom caretaker’s cottage completes the offering.
The estate is one of the higher-priced homes to pop up for sale in Oregon recently. Over the summer, an 18-acre riverfront property was listed in the Rogue Valley for $7.6 million. And a mansion along the Willamette River in Lake Oswego that is connected to the family behind Dave’s Killer Bread hit the market for $10 million last year.
