Dozens of 50-story-plus skyscrapers now compete for distinction among the Big Apple’s tallest residential buildings. Central Park Tower holds the top spot on West 57th Street, while a new arrival just south of the Empire State Building on Fifth Avenue ranks as the loftiest along the seven-mile strip renowned for its designer boutiques, cultural institutions, and Central Park.
262 Fifth Avenue rises 52 stories, or 860 feet, above NoMad (north of Madison Square Park). Five Points Development Group spearheaded the project, with design by Meganom and Copenhagen-based Norm Architects marking their first residential collaboration in the city.

The pencil-thin tower contains just 26 full-floor and duplex residences and is capped by a 70-foot oculus framed by a 24-karat gold inverted arch. Renowned gold-leaf atelier Giusto Manetti Battiloro, whose restoration portfolio includes the Florence Cathedral, London’s Big Ben, and the Rockefeller Center’s Prometheus statue, was commissioned to create the beacon-like element that punctuates the building’s light-refracting white facade.
On-site health and wellness options were an important factor in the building’s design, with the state-of-the-art facilities providing cardio and strength-training equipment, a spinning and yoga studio, and private treatment rooms. Indeed, “Wellness is embedded into every aspect of 262 Fifth Avenue,” press materials say, including an air filtration system with “100% fresh air circulation on an hourly basis.”

“Conceived as a collection of vertical villas, each residence possesses a distinct spatial identity shaped by orientation, natural light, proportions, and uninterrupted views across Manhattan and beyond,” press materials relay.

Then consider the high-rise’s exo-core design, a structural concept that separates the building’s core from the residences, which allows them to provide open layouts and expansive living spaces with panoramic vistas.

Beyond the limited number of residences, a secure motor court ensures discretion for arrivals and departures. Five hundred and sixty feet above the city, meanwhile, a three-story terrace provides a dramatic setting for private gatherings and quieter moments above the city’s sirens and bustling foot traffic. 262 Fifth is slated to be completed by early 2027, with VIP showings now underway and an official sales launch planned for the fall.
Nikki Field and Ben Pofcher of The Field Team at Sotheby’s International Realty, in partnership with Sotheby’s International Realty Development Advisors, are leading sales. Simplex residences are priced from $7.5 million, mezzanine residences from $8.75 million, and duplex residences from $18 million. Visit 262FifthAvenue.com for more information.
